How To Sell Your Property In 30 Days, Is your house a quick sale property?

7 Qualifications for a Quick Sale Property
#1 Proper Price A market analysis should be completed to compare the listed property with other sold and for sale properties in the area of the subject. This should be presented on a scale as all properties are not exactly alike in design and features. A “quick sale” property should be on the lower end of the scale. Properties listed above the scale will not qualify.
#2 Good Condition
Buyers expect a property to be in reasonably good condition. Most buyers are not skilled or interested in completing repairs even if they are cosmetic. For a “quick sale” the property should be in good condition.
#3 Easy Accessibility
Home buyers want to look at properties that are for sale on their own time. Homes that are not easily accessible could be passed over by a qualified buyer. There are plenty of homes on the market. “Quick sale” properties are available at any reasonable time.
#4 Reasonable Commission Real Estate agents work hard for a commission. They are not different from normal people. They work hard and expect to be paid for their time and knowledge. Cutting commissions might sound like a good idea on the surface, but this can cost the Seller tons of money and cause the property to not qualify for a “quick sale”.
#5 Seller Flexibility
Some Buyers need help with closing cost, some need to lease prior to close and some need other incentives to purchase a property. The wise Seller will remain flexible and willing in order to accentuate a “quick sale”.
#6 Property Appeal Staging a property can mean the difference. Buyers can’t visualize what a property could look like. They need to see it in its best light. Property appeal is a key ingredient to a “quick sale”.
#7 Proper Advertising If a Buyer doesn’t know it’s for sale they won’t try to buy it. Advertising should be far reaching in order to locate the best Buyer for your property.

Closings for the month of July 2010 totaled 15. That is a drop of 45 houses from last months inflated numbers brought on by the tax credit.

Most sellers received close to asking price or more this month. Even know we are still in a buyers market, the good well priced houses are selling fast.

How is the Plainview Real Estate Market

Ask different people get different answers. Home sales have gone up in the past few months mostly because of the government offered tax credits. Does that mean the market is doing better? Only time will tell. I can tell you two months after the tax credit window closed houses are still selling in the Plainview, & Old- Bethpage, NY. markets. My last listing was under contract in less than 65 days and had many back up offers. If you are thinking of selling remember that interest rates are still at all time lows and if you sell your house for a little less than expected you can make that and more back with good negotiations on your next purchase.

Response to Nassau County Tax Question

Hello David,
Thanks for responding to my blog. Yes, if everything remains the same and your assessed value went down (in a perfect world) your tax bill would go down. The county/town would have to collect your share of lost revenue from another source because like you stated the loss must be made up to pay the bills. The current situation across Nassau County is that most of the houses had assessments that were way off base and not a true reflection of their current market value. Many homeowners were grieving their assessments and winning. The grievances were costing Nassau County a lot of money. So the county lowered the assessed value of most homes in the 2010/11 tax year to “fix” this problem. To pay the bills the county increased the tax rate. This combined with greater expenses for the coming years could lead to people paying more than they did before. If you don’t mind I going to post your question on my blog. This whole assessment thing is very confusing and I believe many others would benefit.

Question on Nassau County Property Taxes

Hi Mark, I read your article on property taxes.
So here is a question. Lets assume the budget is the same as the past year and the town/county/school does not have to raise taxes. we also need to assume the level of assessment remains the same.Lets say my homes market value goes down and therefor the assessed value goes down.

In this situation my tax bill would go down correct?
But if my tax bill goes down then the county will need more money to offset what they just lost on me.
How do they make up for this loss?

There seems to be a missing unexplained link to this equation.
What is your take on this
