It's Not all about the money.  Mark Schreier of Century 21 American Homes Real explains that all pre-approvals are Not created equal.  Some are not worth the paper they are printed on.  Make sure your offer is backed up by a pre-approval that required you to submit your documents.

Real estate tip of the day. You've been shopping for three months for that perfect house and finally it comes live on the MLS and you want to put in an offer and you say to your realtor, you want to place an offer above asking because you don't want to lose this house. He puts the offer in. You submitted all your documents and you lose the deal. Why, not because you didn't put enough money, but because your offer was lacking a pre-approval that was worth the paper, it was printed on some pre-approvals. Don't ask to be backed up by documents others do. Make sure when you, get your your pre-approval, you submit your documents, so it's an actual estimate of what you're actually earning and what you can afford. Not someone that just asked you questions and you filled in the blanks, whether it be online or over the phone. So make sure your pre-approval is worth the paper it's printed on. Thanks for watching.
